2015 was a challenging year for the UK residential property market, with a marked slowdown as buyers waited for the results of the UK election, and the introduction of new methods of taxation. Despite this, the UK housing data showed that prices of residential property are still rising. 2014 and 2015 have seen a number of regulatory changes which have affected the ability of banks to provide finance for residential property. Further regulatory changes are due March 2016 to the European Mortgage Credit Directive. These will have a significant impact on HNW and UHNW private clients acquiring or refinancing UK residential real estate. 2016 sees new challenges with a higher rate of SDLT for second homes and buy to let purchases. However, the UK, and London particularly, continue to remain attractive to foreign investors, which reflects a history of global investors looking to London as a safe haven.

Neil Chegwidden - Director, JLL
Neil has over 20 years of property research experience. For the past 10 years he has focused on the residential sector, predominantly the London market. Neil has undertaken a wide variety of client reports covering the performance and outlook of local, regional and national residential markets, and authored numerous research publications discussing markets and residential sector issues.
Paul Beale – Senior Tax Manager, KPMG
Paul is a Chartered Accountant and Chartered Tax Adviser with experience in expatriate and private client taxation. In his new role with KPMG in the Channel Islands, he will manage a portfolio of personal and high-net-worth clients, leading the department’s private client business. This includes providing Guernsey and UK tax compliance services, residence and domicile guidance, and advising on tax-effective wealth structuring as well as non-resident company and trust tax issues.
Nicky Walden – Property Finance Expert, Kinnison Limited
Nicky previously established the bespoke lending team at Investec Private Bank, and lead the team for 12 years. Key focuses for Investec’s business were residential occupied mortgages and commercial lending. A move to JP Morgan Private Bank followed, where she was an Executive Director and Head of the UK Mortgage Business.
Osman Rankin – Property Finance Expert, Kinnison Limited
Osman started in the mortgage industry in 1996 at John Charcol, before moving to Kingsway Mortgages in 2003. He joined the Mortgage Desk at UBS Wealth Management in 2006. He became Head of UBS Property Financing in 2009 and grew the team from 2 staff to 13, which became the 13th largest UK mortgage lender in 2012 and 2013. The desk was winner of best Private Bank for Mortgages in 2013 at Mortgage Strategy Awards.
